What's the difference between pre-approved and pre-qualified?

Pre-approval:

• Is a firm decision on a home loan
• Makes you a 'cash' buyer in the eyes of the seller
• Gives you increased bargaining power

Pre-qualification:

• Establishes how much you can afford to borrow
• Is NOT an assurance of mortgage approval
